Worked with City Officials and Legal Counsel to enable T&C to display and store new vehicles while complying with strict zoning regulations, at a fraction of the cost of traditional retail dealerships.

InFocus

185,000 sf flex/office facility in Wilsonville. This building was not actively on the market. MSP discovered it might be available from Mentor Graphics because of a relationship with a facility manager there. MSP formed a strategic partnership with another broker who had a strong relationship with InFocus.
Result was a "win-win" transaction in which InFocus secured a facility that met all of its requirements (including office furniture), while permitting Mentor Graphics to secure a long-term tenant in a surplus facility.
The transaction included an option to purchase 20 acres next door, which InFocus exercised, and built another operations facility

Represented the world’s leading manufacturer of baseball, softball pitching machines and speed guns in buying land for an expandable building to accommodate growth. Worked with wetlands conservancy group to allow facility expansion by enhancing remaining wetlands. Sold existing building to provide equity for new facility.

31,000 sf warehouse/distribution/will-call facility in Vancouver, WA. Able to secure below-market rent by providing developer with "bankable" lease prior to building completion, resulting in lower financing costs.

Nike Distribution Ctr.

350,000 sf West Coast Distribution Center in Wilsonville. Assembled 5 properties totaling 101 acres. Disposed of 9 leased warehouses for consolidation. Sold 78 acres to Hillman for Wilsonville Business Center when Nike chose to build corporate headquarters elsewhere.

Skelte Key Bank

4,800 sf office building in Tualatin. Represented Buyer in purchasing Key Bank facility in a sale-leaseback transaction, with the bank signing a long-term lease on the ground floor, leaving the second floor for the Buyer’s appraisal business.

Reinisch MacKenzie Healey Wilson & Clark

10,796 sf office lease extension and expansion at Lincoln Center, Tigard. Renegotiated an existing lease at a lower rate, in exchange for extending the lease term several years and expanding the Tenant’s top floor space. This was a win-win transaction, enabling the Tenant to save substantial rent money, and the Landlord to fill additional space and get the security of a long-term Tenant in a soft market.

Harris, Berne, Christensen, LLP

3,275 sf office lease at 5000 Meadows Building, Lake Oswego. Negotiated lease allowing this law firm to secure custom-built Class A offices at a rate lower than Class B space they previously occupied.
